The Vision and Purchase
At Forsyth Construction, we’re passionate about building quality homes across Marlborough. Our latest project at 8 Waipuna Street, Blenheim is an exciting subdivision that will transform a large 4,197m² site into three thoughtfully planned sections with new house and land packages available in the first quarter of 2026.
The property was purchased in April 2024, complete with an existing 180m² brick home. The previous owner had envisioned subdividing but found costs and the feasibility of the storm water connections to be challenging . With our experience and vision, we saw an opportunity to deliver modern homes in a private and developed part of Blenheim.
Working With Trusted Professionals
To bring this project to life, we engaged Meridian Compass Limited (Matt Roach), who we had partnered with on a previous development. His surveying and subdivision expertise, combined with our strong professional relationship, gave us confidence from the outset.
In May 2025, we began the paperwork side of things. While we briefly paused to enjoy the arrival of our son, momentum picked up quickly once we returned to the project.
Navigating Resource Consent
The resource consent application was prepared and submitted to Marlborough District Council on 10 July 2025. Thanks to careful planning, it progressed smoothly, with only a few points needing negotiation.
Some positive outcomes included:
- The ability to use soak pits for the two additional lots as opposed to connecting to the Council’s main storm water. This would have been a very costly endeavor we wanted to avoid.
- Council agreed the existing house soak pits did not require upgrading.
- Domestic sprinkler systems were accepted as a solution for fire safety, given the narrow driveway and potential limitation of fire truck access.
On 11 August 2025, consent was officially granted with standard conditions that must be met before new titles can be issued.
Preparing for Civil Works
The next stage focuses on meeting consent conditions and installing services. This is a complex process requiring coordination between multiple contractors, including our trusted professional partners
The long driveway adds cost and complexity, as it needs to accommodate utilities and be sealed to Council standards. Careful planning ensures that works are staged to minimise disruption to Waipuna Street and property access.
Designing House & Land Packages
While services are being organised, we are also developing house plans tailored to each section. These designs highlight what can be built on-site while still allowing buyers to customise specifications and layouts to suit their lifestyle.
